A practical Kuala Lumpur property guide for MM2H buyers, with six projects compared by budget context, lifestyle and expected completion timing.
Before you shortlist a home
MM2H has a compulsory residential purchase requirement after approval. The programme price floor is only one part of the decision. Confirm the exact unit price, foreign buyer allocation and the property rules that apply in the relevant state or Federal Territory before committing.

View project guideHow to choose an MM2H home
Start with total cash outlay
Compare the actual SPA value, taxes, legal costs, furnishing and temporary housing needs, not just the project entry price.
Confirm foreign buyer eligibility early
A project may have its own allocation or conditions. State and Federal Territory rules can also affect what a foreign buyer may purchase.
Match the handover to your move
New launches can suit a longer plan, while a completed or earlier-completion home may be more practical if you intend to relocate sooner.
Test the daily living radius
Visit the route to healthcare, grocery shopping, airport links, social life, family or work. The best address is the one you will use often.
Plan for a long hold
MM2H property rules include a holding condition. Treat this as a long-term home decision and verify the latest official terms before signing.
MM2H property questions
Does buying a property guarantee MM2H approval?
No. MM2H approval and the residential purchase requirement are separate parts of the process. A property choice does not guarantee approval, and the full application should be checked with an authorised MM2H operator and official guidance.
Should I buy a home before MM2H approval?
The current MOTAC guidance states that the residence must be purchased after approval. Confirm the latest process with an authorised MM2H operator before making any payment decision.
How should I use the RM600k, RM1m and RM2m figures?
They are the official MM2H programme floors for Silver, Gold and Platinum categories. The selected home may still be subject to higher local foreign purchaser thresholds, project availability and other conditions.
Can I sell the MM2H residence within ten years?
Current guidance states that the residence cannot be sold for ten years, except when upgrading to a higher-value residence. Verify the current rule and its application to your case before purchase.
